Fees to Tenants

The asking rent does not include lettings fees. Depending on your circumstances and the property you select, Avery Cole may also apply the following upfront fees:

BEFORE YOU MOVE IN

• * Reservation Fee: £400 Holding Deposit
• * Administration Fee: £150 inc. VAT per tenant - Preparation of Tenancy Agreement and taking up references
• * Guarantor referencing: £60 inc. VAT per guarantor
• * Security Deposit: Held for the duration of the tenancy, this is paid in addition to first month’s rent on signing Tenancy Agreements and is usually equivalent to 1½ months’ rent

DURING YOUR TENANCY

• * Amendment Fee / Renewal Fee: £60 inc. VAT per tenancy - Amending and updating contracts. Arranging further tenancy and preparation of new agreements.
• * Rent arrears letters: £30 inc. VAT

ENDING YOUR TENANCY

• * Inventory Check Out Fee: Charged at the end of the tenancy, this fee varies depending on size of property, listed below is a guide to current prices:
• Studio Apartment: £70 - £90
• 1-Bed Property: £80 - £100
• 2-Bed Property: £100 - £120
• 3-Bed Property: £110 - £150
• * Early Termination Fee: £60 inc. VAT plus liability for rent until replacement tenancy commences
• * End of Tenancy reference request: Free of charge
